Eviction Protections Ending, Unlawful Detainer Information, We Are Hiring!, Referral Partner Spotlight & Team Member Spotlight (Versión en Español)


In our September 2021 newsletter, I shared information about law AB-832, which, among other things, protected tenants who earn 80% or less of the median income in their county and who were financially affected by COVID-19 from eviction from October 1, 2021 through March 31, 2022. Although many California renters have availed themselves of the California COVID-19 Rent Relief Program, many applications remain pending. Tenants who are still waiting on rent assistance after March 31, 2022 will no longer be protected from eviction under AB-832. Sadly, a wave of evictions due to nonpayment of rent may be coming in April. The San Francisco Public Press published an article on March 1 that discusses the anticipated wave of evictions in California in greater detail. The publication also prepared a flow chart to explain the patchwork of state and local protections for renters who may be facing eviction.

To assist renters who may be facing eviction in the near future, we have added to our website a page consisting of frequently asked questions and answers about unlawful detainer (eviction) lawsuits. These pages are available in both English and Spanish. Feel free to share this information with anyone you know who may have questions about the eviction process.

Team Member Spotlight

Aser G. Tolentino, Esq. joined Tenant Law Group in March 2020. His practice focuses on counseling clients in landlord-tenant matters, advising them of their rights, and recommending a course of action to help them achieve their desired outcome.

Aser graduated from the University of California, Davis with honors in 2007, majoring in political science and history. He continued his education at UC Davis School of Law where he graduated Order of the Coif (top 5%) in 2010. His legal practice after graduation focused on criminal prosecution, serving as an acting deputy district attorney for Placer County through 2011. After losing all usable vision, he transitioned to the vocational rehabilitation field, where he worked as an assistive technology instructor and digital accessibility consultant with Society for the Blind in Sacramento from 2015 to 2020.

Aser grew up on Air Force bases located around the Pacific Rim before settling in Sacramento, California. In his free time, he travels worlds digital and real with his wife Megan and guide dog Dixie. When he and Megan first met, they bonded over a mutual love of Star Wars, books, and games! Aser has been quoted in a wide range of media including television and radio, Time Magazine Online, and the fan site The Mary Sue on matters related to digital accessibility. He also contributed work to the Fate Accessibility Toolkit, a game supplement which was nominated for the 2020 Nebula Award for best game writing.
